The years had begun to take their toll on this 1960s building, and the initial assessment revealed a number of serious issues.

First, the soffits beneath the terraces showed signs of water infiltration. The structural concrete had been affected as a result. Corrosion of the reinforcement within the reinforced concrete risked causing parts of the structure to spall.

The first step was therefore to address the source of the problem, which meant looking higher up.

The roof was completely insulated and a new EPDM waterproofing membrane was installed. The project also provided the ideal opportunity to consider the installation of photovoltaic panels.

*EPDM is a synthetic rubber membrane which, in addition to providing waterproofing for flat roofs, is highly resistant to changing weather conditions, including the significant temperature variations we experience today.

The concrete balconies were also treated appropriately, while a new coat of paint brought new life to these outdoor spaces.

Finally, to make the transformation even more striking, the owners decided to replace the balustrades.

Plan 9 took this opportunity to recommend largely glazed balustrades, adding a contemporary touch to this ageing building.
